Cancellations

Any bookings before 1st July are subject to the below cancellation policy:

You have a 5 day “cooling off” period.

From the 1st July but before the 3rd Monday of August a 24 hour “cooling off” period is observed, unless you meet one of the below conditions:

VISA - If you are declined a Visa to study in the UK.

GRADES - If your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you choose to go to a different University because you have exceeded your expected grades.

UNIVERSITY CHANGE - If you choose to go to another University outside of a commutable distance from one of our Residences.

To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of:

  1. a written rejection letter from your chosen university/college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved/ Official Proof of the VISA outcome; or

  2. a copy of the proof of acceptance of your new university by UCAS adjustment.

These document(s) must be received by us within 72 hours from the date of receipt or by 3rd Monday of August (whichever is earliest). Please email the documentation to book@volume.property. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any advance rent paid in full.

We will continue to monitor the ongoing COVID-19 pandemic and how this may affect your ability to commit to a contract with us.

Cancellations outside of the above circumstances/ Cancellations after 3rd Monday of August / Cancellations during your tenancy

If you are outside of your “cooling off” period, or if you have booked after the 3rd Monday of August or you need to cancel during your tenancy, you always have the option to find a suitable replacement tenant. There is no obligation on our part to find you a replacement tenant. You can advertise your accommodation or undertake your own search for a replacement tenant. If you find a replacement tenant they will need to complete the same booking process and will also need a guarantor.

Before we will accept a new tenant your account and all obligations need to be up to date and any rent due up to the changeover will need to be paid. We reserve the right to charge an administration fee of £100 in relation to this.

Once the new person has signed the tenancy agreement and made the first rent payment they will take responsibility for future rent payments and all other obligations as stated in the tenancy agreement.
