Guarantor
What is a guarantor and will I need one?
A rent guarantor is someone, an individual or an institution, that agrees to pay the rent on behalf of a tenant who defaults on their rental payments. For most students this would be a family member or guardian.
You will need a guarantor but there are a few options available:
- A UK based guarantor who owns a property and has proof of annual earnings of at least 3x the annual rent amount. For example if your annual rent is £10,000 your guarantor's annual earnings must be at least £30,000 before tax. This could be split between two guarantors.
- If rent is paid fully in advance, you will still need a guarantor (they don't have to be UK based) just in case there are any charges throughout your tenancy as we do not take a deposit. They cannot be a student and should have a regular income.
What if my guarantor doesn't own a property but rents one?
To meet, our standard guarantor requirements your guarantor MUST own a property and have proof of earnings of at least 3x your annual rent amount.
However, we do offer our residents the opportunity to provide two UK based guarantors where neither must own a property. Each must have proof of annual earnings of at least 2x your annual rent amount. In this scenario your guarantors must live at separate addresses.
Please contact us to discuss any alternative options we may be able to offer to you.
